Home sales in Sparks down in February

SPARKS — The Reno/Sparks Association of Realtors (RSAR) on Tuesday reported that Sparks (including Spanish Springs) saw 129 sales of existing single-family homes in February, a 2 percent decrease from February 2011 and a 13 percent decrease from the previous month.

The Sparks median sales price for an existing single-family residence in February was $145,00, no change from February 2011 and a 15 percent increase from January. All sales numbers are for existing “stick-built, single-family dwellings” only and do not include condominium, townhome, manufactured, modular or new home sales not reported in the Multiple Listing Service. The existing condominium/townhome median sales price for February in Sparks was $59,000, a 24 percent increase from last year.

In February, the monthly RSAR report showed Washoe County had 453 sales of existing single-family homes, an increase of 17 percent from a year ago and a 2 percent increase from one month ago. The report listed the median sales price for an existing single family residence in Washoe County in February at $145,000, a decrease of 8 percent increase from January and a decrease of 10 percent from February 2011. The median sales price of existing condominium/townhomes in Washoe County in February was $67,500, an increase of 17 percent from a year ago.

“For the second consecutive year, February had the highest volume of unit sales for a month of February in the history of MLS,” said Kevin Sigstad, 2012 president of the RSAR and the broker with Re/Max Premier Properties. “We are continuing to see record highs in number of existing home sales. Pair that with the fact that our region is not experiencing the typical seasonal winter lull in home sales, the stage is set for a record-breaking spring in home sales.”
